As promised by BBMP while releasing its online Property Tax Calculator, it has now taken the payment of Property Tax online! Which means you can pay the property tax for 2009-2010 right from the comfort of your keyboard, using your credit card, and without paying any transaction charge! The process was tried by ApartmentAdda team and found to be very simple: 1. Go to the link: 2. Click on the relevant form – Form IV or Form V 3. For Form IV (no changes from previous year), you are taken to a page where you need to enter SAS 2008-2009 Application No. On clicking ‘Continue’, you come to the page where rest of the form can be filled in.
The tax gets automatically calculated in this form. After filling the form you have the choice to make Online Payment which takes you to an IDBI payment gateway.
Visa and Mastercard creditcards can be used and email address has to be provided. A pdf receipt is generated which you can print, the same receipt is also sent to the email address. You can also get the Original Signed Receipt from the ARO’s office on producing the Online Payment Receipt. This indeed is a praiseworthy service from BBMP! Note: When processing form IV for 09-10, note that one default popup appears about a ward mismatch. As long as you have entered your application number correctly, click on submit again and you will be taken to the filled up form IV. Cross check all details entered in there. Your 08-09 application number, your Khatha (K) number as entered in your earlier application, your name and street address, should all be there in the form.
That statement in the form is surely ambiguous, however it does not mean that depreciation will be deducted only once in the 3 year block. Depreciation for a building is applicable for every year. The Unit Area Value on which annual Property Tax has to be levied, must always be after deduction of the annual depreciation. However, the depreciation rate changes based on the age of your building. For the depreciation slabs (3 yr blocks), please see What that statement in the form implies is, the rate used to calculate depreciation in 2008-2009 will remain same for a 3 yr block starting 2008-2009 (i.e. Till 2010-2011). Which means we can use Form-IV until that year.
This also means that even if in 2009-2010, your building’s age moves over to the next (higher) depreciation slab (in which case your property tax would be lower), you still have to stick to the same depreciation rate as in 2008-2009. Do let us know your thoughts.
